We can help you with advise regarding what would be the best home for rentals, size & location. We can advise on experience as owners of Florida property and experienced real estate agents in Florida.  However, if you are still just exploring the possibilities and would like to have a general conversation, we will be happy to help.

Buying is a personal thing and we can help you with our friendly advice, you do not have to visit the area if you do not wish to do so, many of our clients have brought property without visiting.  Buying off plan offers good investment, in the early stages of a development there are no show homes, but developers will build these quickly, giving clients the feel for their chosen model home. Most developers tend to stay with the same models knowing these are successful model choices. There is nothing to see in the pre-construction selling, only the gains of buying early. Once the development is established then bargaining for an inventory home from the developers loaded with extras can out weigh buying a resale home. Mortgages tend to be on offer by the developer and extras are including, some with lease backs, some closing costs paid.

Once you are happy to precede with Dream Villas Global we will help you arrange for either our Orlando Real Estate Agent to telephone you and introduce themselves to you, or process your purchase without a visit.  If you wish to visit the next step is to arrange for you to go to Orlando to view properties. We can help with flights and car hire. If you have already arranged a holiday to Orlando and wish to view properties whilst there, we can arrange a convenient appointment time for you to go out with our Real Estate Agent.

Having seen a range of suitable properties you will then be given time to consider your options. If you see a house you like and want to put down a deposit, our Real Estate Agent will accompany you to the development so that you can choose the house model and lot you want it built on and make the necessary arrangements. They will then arrange an appointment for you to choose from the various fixtures and fittings packages available, kitchen options etc, colour schemes and your furniture package. After that they will introduce you to the local bank, so that you can open an account.

When you have decided to purchase your new home an initial deposit of $5000 is required, you will then have 30 days to put down the remaining first stage deposit normally 10%.
The remaining deposit balance depends on each builder, some require this balance to be paid 30 - 90 days after the first deposit was placed, some builders require the remaining balance on closing.

Whilst your new home is being built we will advise you on advertising your home to potential renters, if you wish to rent it out to help pay for the running costs.
Once confirmation of the completion date is received, our Real Estate Agent will arrange with the developer for a closing date and the paperwork will be despatched to you for signature. This will be co-ordinated with the mortgage company, if you have one and the furniture company.

Finally, you receive the keys and become the proud owner of a beautiful new home.
